Window hinge replacement, Kempston

Friction stays are the arms that hold a casement open and take its weight while it is. They wear, and a window on worn stays drops on its frame, catches on the way shut and stops sealing along the bottom.

The close photograph shows the fault better than any description of it: the stay sitting in the bottom of the frame, the track around it worn and dirty, on a window that has been opened and shut for years. Nothing is wrong with the window above that line.

Replacing a stay means taking the sash out, lifting the old arms off the sash and the frame, and fitting new ones on the same fixing points. The screws out on the sill in the second photograph are the whole job: every stay that came off, and every one that went back on.

The frames, the glass and the handles are the ones the house already had. A repair like this is the reason we quote before assuming a window needs replacing at all.
