Window hinge replacement, Middleton

A three-part casement at the front of the house, with the openers dropping on their stays. The sashes came out onto a covered worktop, the old stays came off, and the new ones went back on the same fixings.

Taking the sash out is most of this job. The opener comes off its stays onto a protected surface, both arms are unscrewed from the sash and the frame, and the new pair goes on in the same places. The old stays in the photograph are what was carrying the window until that morning.

It is worth saying what did not happen. No frame came out of the wall, no glass was disturbed, nothing had to be made good afterwards, and the room was back in use the same day. A hardware repair is a different kind of visit to a window replacement, and it is the one most first-floor windows actually need.

A repair cannot be priced by a tool the way a new window can, so what gets written on the form is what the office quotes from. One window, one fault, one visit, on a house somebody is living in.
