Projecting bay windows on a city centre student accommodation building

Student accommodation

Student accommodation glazing

Windows and facade glazing for purpose built student accommodation, worked to a handover date that cannot move.

Upper floors of a converted student accommodation building

Scope of works

The students arrive in September whether the building is ready or not.

Every other sector can slip a fortnight. Student accommodation cannot. The academic year fixes the handover date before the drawings are finished, and a scheme that misses it is not late, it is empty for a year.

Most of this work is conversion: a commercial building given a new facade and a new use, or an operator upgrading a block in the weeks between academic years. Either way the glazing is one detail repeated across every room, on a building whose openings were never meant to match.

We supply and install the windows, the bays and the facade glazing that goes with them, working to the main contractor's programme. Our most recent scheme of this type was Headrow Court in Leeds.

Every figure published here is one we can stand behind. Ask us for anything the table does not cover and we will send it to you in writing.

Scope

What we take on across a student scheme.

01

Studio windows

One window per room, repeated hundreds of times, so the detail that works has to work everywhere.

02

Facade replacement

New window lines across buildings that were never designed to match each other.

03

Bays and feature glazing

Projecting bays and street-facing glazing, where the building gets its identity.

04

Amenity spaces

Reception, study and dining glazing, which is what the operator photographs.

The immovable date

The programme is set by the academic year, not by the trades.

On a conversion the glazing usually sits on the critical path, because nothing inside can be finished until the building is watertight. We would rather agree a realistic sequence early and hold it than promise the whole facade and hand back late in the one sector where late has no recovery.

  • Sequenced against handover
  • Watertight before internal trades
  • Lifts and access booked ahead

Lived in, not worked in

An office window and a bedroom window are not the same brief.

A converted office is suddenly occupied at night, at weekends and through winter, by people who sleep next to the glass. That changes what the window has to do: safe opening at height, street noise kept down, and heat held in a building that is now warm around the clock rather than nine to five.

  • Restricted opening at height
  • City centre noise
  • Heat held around the clock

Common questions

Student accommodation glazing, asked and answered.

Can you work to a fixed handover date?

Yes. The academic year fixes the date before the drawings are finished, so the glazing is sequenced so the building is watertight before the internal trades need it, working to the main contractor's programme.

Do you fit restrictors at height?

Restrictors are fitted at height as standard, to the limit your risk assessment sets.

What do you specify on a city centre elevation?

Acoustic glass to the level the project requires, specified where the elevation faces a road, a bar or a delivery yard, with fire-rated glazing supplied to the rating the specification calls for.

Have you delivered a scheme like this?

Yes. Our most recent scheme of this type was Headrow Court in Leeds.

What we can put on a pre-qualification questionnaire.

  • Constructionline Gold Pre-qualified for public and private sector tendering.
  • SSIP accredited Health and safety assessed under the Safety Schemes in Procurement umbrella.
  • DBS-checked operatives For schools, care settings and any site where the check is a condition of access.

Commercial enquiry

Send us the student accommodation glazing brief.

Drawings, a window schedule, elevations or site photographs are all useful, and none of them is required. A postcode and a description of the building is enough to get a sensible answer back.

Project enquiry Tell us the basics.

A few useful details are enough. We confirm the exact specification after survey.
